Facts About Golf Course Construction

It is important to know how to construct a gold course. Golf course construction has many factors that need to be considered. Feasibility studies are very important when it comes to the actual work. In terms of the technical suitability, it is important to ensure the site in question is suitable for a gold course. There needs to be examination of physical elements like topography, land area, vegetation cover, drainage and availability of water.

You will also have to examine restraints such as environmental and legal restrictions which govern the use of land and local infrastructure. Besides, it is important to identify any potential conflicts or safety issues that will have an effect on the project. The feasibility studies will also involve identifying suitable market for the project once it is completed. The course needs to be able to fulfill needs of the target market. This requires some research.

The design concept is also very crucial. The architects assess the design opportunities that are available and the restraints in question. They will then conduct a survey of the site before combining all aspects of the survey with design objectives. The vision of the client also has to be included. The project architect comes up with a design concept which shows potential locations of vital project elements.

There are a number of limitations expected during the construction process. If there are steep slopes for instance, there will be the need for extensive earthworks if the project is to be sustainable. A flat site on the other hand will need lots of earth movement so that surface drainage is facilitated. Such extensive earth movement also leads to creation of fill material used in building different features. Other limitations of construction include lack of suitable water, poor soil condition and need to conserve natural habitats.

When the feasibility studies are completed, there needs to be an investigation of how the concept in question will be converted into the actual project. It is during this stage that project layout, that includes locations for maintenance facilities and the club house are prepared. Further, the project budget is developed. The mater-plan is developed by the project team whose leader is the architect. Other members of the team include the landscaper, civil engineer and planning consultant.

Planning requirements normally differ from a country to the next. The process of getting planning permission can be very cumbersome and long. The architect provides detailed design package that reflects local planning submission needs. This makes the planning process easier. The architect also helps with preparing of EIA if it is needed.

It is the architect who understands all the elements of the project, they will be the project leader. They will also help with development of an accurate programme for the construction. Part of their function is also to do regular site visits during the construction process. This will help to ensure that the course is constructed according to contract documents and agreed timeline.

There are a number of factors which affect the design and construction cost. Some of these include the scale and type of project, technical complexity and planning approval process. Fees charged can be time rate, fixed rate or as a percentage of entire construction cost.
